Every home purchase is unique…no two are ever the same!

What may have seemed easy before might be one of the most challenging, confusing and stressful events you’ve ever undertaken now.  But one of my goals is to make this easier and less stressful.  I have a team of experts at Windermere Mortgage Company and Pacific Northwest Title and Escrow ready to make things happen.  In addition you’ll need to choose a mortgage lender/broker for financing your purchase as well as a general building inspector.  I can make recommendations if that would be helpful.  More about that later because there are tax consequences if you decide to pay cash then apply for a mortgage in the future.

When we meet at my office to discuss your particular situation there is information I’ll need to help me understand your priorities.  My job is to give you the information you need to make decisions and then help you proceed at your speed.  It’s also possible that you may decide to delay the process for awhile.  In that case I can email you properties that meet your criteria and which you can review at your convenience.  You can also set up your own search on my website.  If there are homes you want to visit I can make the necessary arrangements within a matter of hours.  You can use my statistics reports to keep updated on our market trends.

When you establish your search criteria through my website you are searching the Northwest Multiple Listing Service (NWMLS) database.  The data is continually updated so you’ll have access to the most up-to-date information.  I will not pester you with phone calls or emails.  You are able to print your search results and drivebye homes of interest at your leisure.  If you have questions, need additional information or want to go inside a home simply contact me and we can set an appointment to meet your schedule.

I’ve included some of the detailed forms I use.  There’s no need to complete them before we meet because we’ll be reviewing the questions and answers during our initial interivew.  They’re available “up front” so you can see I have a system and you’ll be prepared for what we’ll be doing at our meeting.

If you’re working with another Realtor®, especially if you have signed a Buyer Agency Agreement, please do not ask me to show you homes.  This could be a potential violation of the Realtor® Code of Ethics.  However, if you have terminated a prior business relationship, then I can help you.

One final item of importantce.  Be sure to ask your Realtor® to explain the process he or she will use to present your offer to purchase to the seller.  The truth is…presenting offers in person is so rare nowdays many Realtors® don’t know they can do this, much less how and why!  Let me explain…fact-to-face presentation allows the selling Realtor® (representing you) to explain the offer and personalize you.  All things being equal, wouldn’t you want this?
