That’s what sets me apart from my peers.  Other real estate websites you’ve viewed might have market statistics.  So, what makes my website different?  Rather than just copying and pasting numbers, I can display up to five years of useful information by specific areas in easy-to-understand charts.  I also post videos in which I discuss the latest information and local real estate trends.

By reading my blog you’ll notice I believe there are multiple real estate markets in Kitsap County.  If you only want general information…read the newspaper.  However, if you need specifics, use my website at your convenience for the latest trends.  When you hear folks talking about our real estate market, think to yourself, “which one.”

The statistical trends I follow most closely are absorption rate, original list price to sale price ratio, average property sold price, market time and cost per square foot.  I track absorption rate weekly and the others monthly.  I use our office statistics as well as Trendgraphix@ software  in my data collection.  The raw data may be interesting but the trends displayed in the graphs show where we’ve been and help me project the future.

Original list price to sale price ratio tells me how much houses are selling at a discount to the original list price.  Many of my peers use list price to sale price but that doesn’t include the original list price which is probably higher than the current list price.  Having this information is an advantage for both seller and buyer.

Likewise I prefer to use cumulative days on market (CDOM) rather than market time because CDOM includes the total amount of time a house has been listed.  This number includes all previous listings which were either expired or cancelled because of no sale.

These charts are automatically updated monthly and include 24 months of data.  I usually “swap out” the charts each month to provide a range throughout the county.  The areas I cover are South Kitsap (Port Orchard), Seabeck/Holly, Chico, Central Kitsap (Silverdale), Bremerton, Kingston, Poulsbo and Bainbridge Island.
